What drives your price
Where the number comes from.
- Square footage of board plus how many corners, soffits, and angled ceilings — cut-up rooms take far more taping time than open walls.
- Finish level: a paint-ready Level 4 versus a Level 5 skim coat for raking light or gloss paint is a real labor jump.
- Texture type and whether we match existing — blending knockdown or orange-peel into a patch is fussier than re-texturing a room.
- Patch vs. full room: holes and seams are quick; full hang/tape/finish of a room or basement adds board, mud coats, and dry time.
- Ceiling height and stairwell or vaulted access — anything past a standard ladder needs staging and slows the finishing.
- Existing damage prep: cutting back stained or cracked board, fixing popped screws, and feathering old textures before new work.
Outside our lane — referred out
We stay in our R101 (non-structural) scope and tell you straight when a job needs a different licensed trade:
- Moving pipes, wiring, panels, or ducts behind a wall — we hang and finish around them but refer that to the licensed trade.
- Finding and fixing the source of water damage; we repair the drywall once the right pro resolves the leak or grading.
- Mold remediation behind compromised board — that goes to a licensed remediation specialist before we close the wall.
- Load-bearing or structural changes, and any opening cut into a foundation wall; that falls outside non-structural R101 scope.
- Whole-house or exterior repaint; we prime and seal patches, but full-room painting is a separate scope.

Can you match my existing wall texture?
Yes. Texture matching is core to the work — we feather repairs and match knockdown, orange peel, or smooth finishes so the patch disappears.
Do you fix settling cracks and water-damaged drywall?
We repair settling cracks, nail pops, and finish drywall after the moisture source is addressed by the right trade. Structural causes are referred to the proper licensed contractor.
Do you do popcorn ceiling removal?
We remove dated ceiling texture and refinish to a smooth or updated finish as part of a non-structural drywall scope.
